The property

Set in the heart of the Dart Valley in South Devon, Sandridge Barton House is a classically furnished six-bedroom Georgian farmhouse nestled among vineyards, farmland and woods in an Area of Outstanding Natural Beauty. As you drive down through the estate, you'll pass rows of vines and fruit trees, with sweeping views of the River Dart before arriving at the house.

Tucked away in a private corner of the valley, the house has ample parking and plenty of outdoor space, all surrounded by the sights and sounds of life on the estate.

The house has six bedrooms and five bathrooms, light and spacious living and dining spaces, fully equipped kitchen, indoor pool and games room and comfortably accommodates up to 12 persons.

Inside, the house is spacious, light-filled and full of character.

First floor: Five bedrooms including a large master suite with super king bed, en-suite and sitting area; a king bedroom with river view and en-suite shower room; one super king (can be converted to a twin) with river view; a double room; and a twin room.There is also a family bathroom and a shower room on this floor.

Lower ground floor: A sixth en-suite double bedroom, accessed via its own entrance through a kitchenette and dining space - ideal for guests wanting a little more privacy.

Living Spaces - The main hallway leads into an open-plan kitchen, dining and living area that opens out onto the south-facing terrace - perfect for outdoor dining in warmer months.

There's a cosy snug with a wood-burning stove, a large dining table for 12, and a fully equipped kitchen with Everhot range, breakfast bar, and utility area with washer, dryer and extra fridge/freezer.

Also on the ground floor is a peaceful drawing room with river views and an open fire, plus a separate TV room for lazy evenings or movie nights.Starlink WiFi is available throughout the house.

Pool Room - The heated indoor pool opens up to the back terrace and measures 30ft by 15ft, with a depth of 4'9".There's a changing area, WC, and towels are provided.It's a tranquil space to unwind after a day of walking, exploring or wine tasting.

Lower Ground Floor - This level also includes a wine-tasting and dining space with bar, extra seating, and a kitchenette with oven, hob, dishwasher and fridge.The sixth bedroom is accessed from here, with its own en-suite bathroom and garden access.

Games Barn - Perfect for rainy days or post-dinner tournaments, the separate games barn includes a full-size snooker table, table tennis, table football, games and a TV/DVD setup.

Terrace - The back terrace looks out across the fields and down to the river.It features an outdoor dining table, barbecue and loungers - made for long lunches and evenings outside with a glass of something chilled.

You need not venture far from the village, with a village pub, children’s play park, an apple orchard, restaurants, tea rooms and local stores. The River Shack beach café provides refreshments on the quay, a popular spot for the local pastime ‘crabbing’. Ideally placed for exploring South Devon and the South Hams, with Kingswear, Dartmouth and Brixham all within easy reach and the magnificent Torbay beaches on the doorstep.
