The weather was perfect so we could enjoy sitting out on the decking with a glass of wine. Jayne the perfect host is at hand if needed. When we arrived Jayne had a lovely cream tea waiting for us which I must say was delicious. Would certainly go again.

The property was very clean, comfortable and well equipped. The cream tea on arrival was a lovely touch! The location, although fairly remote, was good for visiting the North Devon coast and Exmoor. The owners, who live next door, were always on hand and very helpful.

We loved being able to use the hot tub and the children delighted in playing in the garden searching for the rabbits that occasionally appeared. The central location allowed us easy access to many of N. Devon’s attractions. To top it all, the weather was glorious! We would happily return.

G. tinfoil, cling film, basic cooking seasonings, sugar, tea etc. No welcome pack or message from the owner and no information on how to use equipment (heating, oven etc). The owner when approached was not very friendly. We arrived on a particularly cold/wet July day and the property was cold and it was not easy to find how to put any heating on to take the chill off and dry things.

Derek “Owls Roost is a roomy ,well equipped property where a warm welcome was provided and every need catered for.”
It is situated in the countryside on a working farm ,with beautiful rural views which were appreciated whether sitting on the deck enjoying an early morning cuppa, or watching the evening sun set. The property was spotlessly clean and had ample parking for the 3 cars our family brought and also a garden in which to relax or play. A suitable base for families or groups of friends who wish to experience what North Devon has to offer.

The first time our daughter Michelle came with us and enjoyed the close proximity to the coastal paths. Jayne who looks after the cottage is very helpful and the property is very well equipped and comfortable. The views from the decking are amazing. The only thing that in our opinion would improve the holiday would be a smart television for evening viewing as Netflix members it would have been good to watch films and series.

The terrace was lovely to sit on admiring the rolling countryside and distant sea views. The garden also with space to play badminton and have a barbeque was excellent. The hot tub too was kept spotlessly clean. Jane, our host, was available if needed and a considerable help when one of our party was taken ill on arrival. Good idea to phone Jane in advance for the more specific directions as the cottage name 'Owls Roost' was not signposted. An excellent stay and we would highly recommend for a quiet relaxing break but still within easy drive of beaches, towns etc

Sofas and beds were very comfy and the kitchen was very well equipped. We all had a wonderful holiday - plenty of things to do for all ages! Downstairs shower door (double bedded) was not easy to open when coming out and the fan in the other bedroom became noisy towards the end of our stay.

The set up of the property was lovely. A real luxury having en suite bathrooms for every bedroom. The pressure of the shower was a little low for us but the bathrooms were spacious, modern and clean. Just a short drive to Combe Martin was perfect and easy access to the coastal path made for some lovely walks. We would definitely recommend.

A glorious location, quiet and secluded but within easy reach of Coombe Martin and the surrounding area. Spotlessly clean (and our standards are high!) and everything provided. Three generously sized double bedrooms each with their own en-suite. Attention to detail was faultless and the benefit of having the owner on site and taking obvious pride in accommodating their guests, made this the perfect stay for us. The outside balcony sitting area provided the idyllic setting for enjoying the glorious sunshine and breathtaking sunsets. The hot-tub also a welcome treat!

The hot tub was a bonus, very welcome and soothing after a particularly strenuous walk. There are plenty of walks not far from the cottage and it was lovely to sit out on the verandah after a day out, watching the sun set. The lovely sandy stretch of Woolacombe Beach is just a short ride away, and the surrounding countryside was breathtaking. A very relaxing and enjoyable break. The outside patio is lovely to sit outside for meals if the weather permits.The only negative for us was we took our bikes but the roads are not suitable very narrow only wide enough for a car, and pray no one is coming the other way.The lady who who owned it was very nice.

The hot tub was the perfect temperature and a real hit for our girls. Although the weather didn't permit us to go our and about much, this was no problem as Owl's Roost is the perfect setting cor a cosy night in with extra heaters in the dining room and sitting room. The bathrooms were nicely decorated and spotlessly clean! Normally I take disinfectant wipes to wipe over the surfaces etc but really didn't have the need as this place was so clean. One thing which surprised me was that the Guest Book dated back to 1979! The owners are obviously dab-hands at what they do! I will highly recommend this place to my friends and family.

The cottage was amazing very clean, well equipped and comfortable. The location was great with fabulous views. Owners friendly and helpful. Our only suggestions would be a blackout blinds or curtains in the master bedroom and some pasta bowls in in the kitchen but this is just preference.

2 miles from Combe Martin and just 3 miles from the lovely sandy beach, tucked very privately along a good farm lane in the beautiful Heddon Valley, a smart 'upside down' cottage attached to a Domesday Book farmhouse.

Hot tub in an outbuilding (available until 8pm or later by arrangement, closed on Thursdays), large enough for 5, with changing room (shower) and patio furniture for eating alfresco.
The owners have farmed here for seven generations and have converted the cottage from a barn with love and flair, combining character with comfort, and there are distant sea glimpses from the living areas.Slate-floored hall.

COMBE MARTIN
Ilfracombe 5 miles; Woolacombe 12 miles; Barnstaple 13 miles.
At the point where the Exmoor National Park and the North Devon Area of Outstanding Natural Beauty meet, is where you'll find Combe Martin. This small seaside resort, with all of the necessary amenities, is a great attraction to locals and visitors alike, and is home to a very popular beach as well it's own Dinosaur Park! Combe Martin is home to the historic Earl of Rone festival held in May each year and has an annual carnival in August. This is an ideal base for touring, and discovering the delights of North Devon, with Lynton and Lynmouth, Woolacombe, Croyde Bay, Saunton Sands, Ilfracombe and Barnstaple all within easy reach. There are also numerous National Trust properties and gardens waiting to be enjoyed. Surfing at Woolacombe is among the best in the South West, while the South West coastal path passes within a mile. Combe Martin is a great base for enjoying a seaside getaway, with something to keep everybody entertained.
