    “Everything was wonderful inside the studio, it was the best equipped holiday cottage we have ever stayed in.”

    Our reasons we wouldn't return. We look for single level accommodation due to mobility issues and weren't fully aware of the flight of stairs to reach street level. Steps are mentioned in the listing to be fair, but not how many and being metal quite daunting. The second thing is there is no outside space for a dog to run about so in future I know to ask. It meant taking our dog up the stairs to the car park area or street for her business. Guests at Junket Cottage can pass by the Studio to the ...

Guests at Junket Cottage can pass by the Studio to the shore, and this would set our dog barking as perceved threat - not nice for the other guests. Lastly, we had little sun on the deck but could look in envy across to Newton Ferrers where all the balconies were bathed in sunshine. The studio balcony faces North. All things I need to check in future holidays. Comfort - interior 10/10 but exterior 5/10. Linda was very helpful and had lovely treats ready for our arrival, which was lovely.

    In response to your feedback firstly we are delighted you found the studio comfy and enjoyed the treats. On your specific points, as you say the steps are mentioned but we have now added metal to the description although they are nonslip chequer plate treads and are solid risers so hopefully they don't present any additional problems. The description did mention a garden which is incorrect and has been removed. For guests with dogs who are not happy to go down to the slipway or the beach we have in the past provided a plastic grass mat which can sit on the deck and which people who requested it have found works well. The particulars mention that the quay and slipway are shared amenities with Junket cottage and as such share some part of the access although not the main stairs to the front door of the studio which is not looked into by cottage guests accessing the slip. Finally, you are correct that the studio deck does not get full sun all day all year but it actually faces north west and in June for example its in sun from mid morning until late evening (considerably better than on the Newton side where the sun is lost to most by 7pm). It also provides the view up the river to the pool that is unique to the Noss side. Once we again we appreciate your comments and whilst the studio was not ideal for your specific needs from an external perspective we do hope you had a good week. Property Owner

The property

On the waterside in Noss Mayo, 500 yards from pubs, a superb, modern, detached cottage with captivating panoramic views up and down river from width-of-cottage sliding doors.

Set into the riverbank, just below but private from Junket Cottage (L314), it has a sundeck (table/chairs) with glass balustrade facing the river and shares use of the quay (steep steps down, seating) with slipway and outhaul mooring.

Gate from street-level parking to 17 open, metal tread steps down past sedum green roof to front door into smart, stylish, light-filled open-plan living/dining room with relaxing neutral colours, comfy sofas, TV/DVD/PVR, iPod dock and ever-changing estuary views.

Galley-style kitchen (dishwasher, washing machine, microwave, fridge-freezer, gas hob/electric oven).

Double bedroom (5' bed) and shower-room (suite).

Child's single folding bed available for alternative sleeping in the sitting room, by arrangement.

NOSS MAYO

Newton Ferrers 1 mile; Plymouth 10 miles.

The charming creek side village of Noss Mayo is hidden away on the banks of the beautiful Yealm Estuary. The area is blessed with many coastal and countryside walks. Local beaches, Stoke and Cellars are just a three-quarters of a mile walk. The village is home to two excellent waterside pubs with river views, both of which offer superb meals using the best of local produce.
Across the water, the village of Newton Ferrers, which has a local butcher, chemist, Post Office and general grocery store, may be reached on foot via causeways at low tide. A seasonal ferry also operates between Noss Mayo, Newton Ferrers and the SW coastal path to Wembury. The surrounding South Hams area is well known for its award-winning, sandy beaches and also for the breath-taking beauty of the Dartmoor National Park. All are all within easy reach, as are interesting towns and villages such as Totnes, Salcombe, Dartington and Modbury. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 10 miles away.
